Can you hold a place before I apply?
No. Properties are rented on a first-come, first-completed application basis. We do not hold properties without an approved application. Once approved, the property may be held for a maximum of 10 days from approval to lease start date, provided all required payments and documents are completed on time. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No. Last month’s rent is not collected upfront.
Typically, at lease signing you will pay:- First month’s rent (plus any prorated rent)
- Security deposit (usually equal to one month’s rent, unless otherwise stated)
- Any applicable fees (pet fees, Resident Benefit Package, etc.)

How old do you have to be to apply?
All applicants 18 years of age or older must submit a separate application and pay the application fee. -
Is the deposit refundable?
Yes. Security deposits are refundable, provided:- The lease terms are fulfilled
- Rent is paid in full
- There is no damage beyond normal wear and tear

Who needs a cosigner?
A cosigner (guarantor) may be required if an applicant does not meet income, credit, or qualification criteria.
Cosigners:- Must submit a full application
- Must be Virginia residents
- Are financially responsible for the lease obligations

You have a property I want to rent. How do I apply?
All applications are submitted online at www.freedompm.com.
To apply:- Complete the online application
- Pay the non-refundable application fee
- Upload required documents (ID, proof of income, etc.)

How do I pay rent?
Rent is paid through your online tenant portal.
Payments are due on or before the 1st of each month.
Late fees may apply if payment is received after the grace period outlined in your lease. -
I want to get a pet. What do I do?
Pets are not allowed without prior written approval.
To request approval:- Submit a Pet Application
- Provide a pet photo and current veterinary records
- Execute a Pet Addendum if approved
- Monthly pet rent
- A one-time pet lease fee
- A refundable pet deposit
Service and assistance animals are handled separately through a reasonable accommodation process. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants on the lease are jointly and severally liable.
This means:- Everyone remains financially responsible unless a lease modification is approved
- Any tenant removal requires written approval, a signed lease modification, and applicable fees
- Remaining tenants must still meet qualification standards

My lease expiration is coming and I want to move out. What do I do?
You must provide written notice at least 45 days prior to the lease end date (unless otherwise stated in your lease).
Failure to provide proper notice may result in:- Holdover charges
- Additional rent or fees

Who is responsible for paying for repairs & maintenance requests?
Responsibilities depend on the issue:
Landlord Responsibilities- Repairs required to keep the home safe and habitable
- Major systems and structural items (unless damaged by tenant negligence)
- Damage caused by negligence, misuse, or failure to report issues
- Minor maintenance outlined in the lease (filters, light bulbs, pest control, lawn care if applicable)
- Missed appointments or unnecessary service calls
